What the brief has to lock before price

Price talk starts after the technical basis and the supply boundary are written down. These four checks stop a kit price from being read as a finished building price.   Primary frame and secondary framing

  Ask each supplier to name the primary frame type, rigid-frame assumptions, purlin and girt spacing, and whether hot-rolled or cold-formed members are proposed. A brand name does not replace that description.

  Design loads and jurisdiction

  Record the project location, the applicable building-code edition, design wind speed, wind exposure category, ground snow load, seismic design category, and any collateral or crane load. IBC and ASCE 7 references are documents to request, not badges this desk holds.

  Envelope and thermal target

  State roof and wall covering, insulated metal panel or other assembly, requested insulation performance, openings, and any fire-resistance rating the authority having jurisdiction has already flagged. Thermal transmittance should be tied to the quoted assembly.

  Four scope lines, not one total

  Separate shell, delivered, installed and turnkey responsibilities. Foundation interface, anchor bolts, slab, utilities, erection crew, crane lift plan and taxes do not belong inside an unlabeled building price.
